Martek Morgan Finch, in several instances, manages the condominium corporations for some projects and manages both rental units and condominium corporations for others. The responsibility for the condominium corporations, in most cases, duplicates the responsibility for apartments in physical asset management. The condominium corporation adds significantly to reporting requirements as periodic meetings with directors and annual general meetings with unitowners are required. In most cases, Martek Morgan Finch is fully involved with these meetings.

Martek Morgan Finch manages several commercial properties in St. John's: Fiscal budgeting and financial reporting provide owners with detailed, indi-vidualized accounts on a monthly basis. Our specialized commercial manage-ment system gives access to tenants, suppliers and financial data which can be tailored to client specifications.

In attempting to proactively manage the real estate assets of our clients, we have attempted to keep the staffing requirements, per project, as low as possible, thereby balancing quality service with prudent fiscal management.

Our resident managers perform a myriad of tasks at these projects, including but not limited to, physical maintenance of the property, both internal and external, collection of rents, monthly updating of rent rolls, leasing (in conjunction with our office), co-ordination of sub-trades (snow-clearing, elevator, garbage collection, etc.) as necessary, and administering the preventative maintenance program.

For our commercial real estate portfolio, due to the nature of the business, there is a distribution of services between our on-site managers and contractors. The focus remains on achieving a balance between cost and service levels. Given the volume of business generated by our firm, we have negotiated rates with sub-trades which result in significant savings to the owners. In our growing history, we have successfully represented some very significant clients operating in St. John's. Martek Morgan Finch has provided services to CIBC, Hostess Frito-Lay, Computerland, Mutual Group, the Toronto-Dominion Bank, Royal Bank of Canada, Bank of Montreal, Royal Trust, RoyNat, Standard Trust "In Liquidation", Baine Johnston Properties and a wide array of local and international clientele.

In addition to our impressive roster of leasing/sales activities, we have been involved in a variety of consultancy roles on behalf of lenders, owners, government agencies, as well as end- users, investors and tenants.
